Construction Features

- Poured concrete 8ft high full basement foundation with 16" footings, 8" thick walls, and 4" thick foundation floors as per code, with one 4x4' egress slide by window and window well system included.  

- 3,000 psi basement concrete floors with relief/expansion cuts, and 4,000 psi garage/covered porch floors.

- Constructed with 2x6" exterior wall construction, 2x4" garage walls, trussed roof systems (as per plan), 3/4" advantec/OSB subfloor glued and nailed, 5/8" OSB roof sheathing with eave and ridge venting, 7/16" OSB exterior wall sheathing and TyVeck wrap.

- Roof sheathing is covered in 15lb felt underlayment and ice and snow membrane substrate along eaves  (2 rows high) and in valleys.

- Insulated with R-21 rated fiberglass batt insulation in walls with plastic barrier, R-38 rated fiberglass insulation in ceiling, and FSK blanket insulation with a R-11 rating installed full wall height around basement perimeter.

- Drilled well for water supply, concrete septic tank and stone/pipe leaching systems according to DOH approved engineered sizes.

- Each home site build includes an approximate 22,000 - 25,000 sq feet of clearing to accommodate driveway, septic, structure and front & back yard areas. Additional clearing is an optional upgrade. 

   

Quality Exterior Features

- High quality 0.44 gauge vinyl siding by Mastic "Carvewood".  Double 4" clad board style with wood grain, and vinyl shake at front elevation gables as per Plan.

- Quality white vinyl Energy Star rated Low E Thermopane Double Hung windows with internal grills and full screens.  Polycel Foam air infiltration around window opening plus energy tape sealed around exterior perimeter as per code.

- Raised Panel vinyl shutters at front elevation (per Plan), Wide window trim upgrade is an available option.

-6" Aluminum fascia in white finish, with white vented vinyl soffit under eaves.

- Owens Corning Duration Architectural roof shingles

- Amarr raised panel carriage design Steel Overhead Garage Doors(s)in white finish with black hardware, opener(s), remote controllers, and a key pad entry. Overhead door openings jambed and trimmed in white weatherproof PVC material that looks like white painted wood.

- ThermaTru steel front entry doors (and sidelight only as per Plan).

- Paved Driveway, concrete sidewalk, finished grade in front yard areas with rough final grade in back yard areas.  (Sprinkler systems and Hydroseed are an optional upgrade).  

Interior Finishes

- Prefinished 3 1/4" nail down Hardwood Flooring in Living, dining, Kitchen and Foyer Entry areas as per plan.  (Tile vs hardwood in kitchen work area is an upgrade option.)  Plush wall to wall carpet with 6lb pad in bedrooms, and ceramic tile flooring in bathrooms. Vinyl flooring in laundry closets/rooms.

- Colonial six panel pre-finished white Masonite interior doors with brushed nickel hardware.  (Oil Rubbed Bronze available as an upgrade.)

- 2 1/2" colonial casing around all doors and windows, and 3 1/4" colonial base. All primed and painted in white semi-gloss finish. 

- Interior walls and ceilings sheetrocked with 1/2 inch drywall, taped and sanded smooth, primed, and painted complete in Sherwin Williams quality products.  Ceilings and closets painted flat white throughout the home, and walls painted in a flat finish (except bathrooms are in an eggshell finish).  Choice of 3 colors included per home.

-Closet Maid shelving system in hanging closets, and adjustable track and brackets with white melamine shelving in pantry and linen closets. 

Electrical / HVAC

- 200 Amp Electrical Service and panel 

- Fire/Smoke and carbon monoxide alarms installed as per code, hardwired  - 1 CATV connection location and 4 RG-6 Cable connections included.

- Progressive exterior and interior light fixture package in choice of finish (brushed nickel or oil rubbed bronze) including ceiling light/fans in all bedrooms and living area, and island pendant light. 

- Pendant light at Kitchen Sink, and 4 LED recessed lights at kitchen area.  

- Two garage coach lights, 1 front extry coach light, 1 exterior spot light, and two exterior outlets. Edens Way lots include one front yard post lamp.

- Personalized electrical walkthru with builder after framed for a customized understanding of location and function before wiring is installed.  

-  Champion High efficiency forced hot air furnace with Central AC.

- 40 gallon LP fueled hot water heater.

-  Buried/owned 500 gallon LP holding tanks placed accordingly for fill access, code requirements, and builder’s discretion. 

Bathrooms

- Comfort height water closet (white)

-  Birch bathroom vanities in 3 wood stained finishes (upgrade choice available in white or gray finish), with solid white integrated sink tops.

- Delta single lever faucets in chrome or brushed nickel finish at sinks and tub/showers.

- Ceramic Tiled floors in Builder's select finishes. 

- White gel coated fiberglass shower and shower/tub units.  (Tile showers and surrounds are optional upgrades).

Deluxe Kitchens

- Kraftmaid cabinetry in maple stain finishes and door styles, with soft close operation.  Standard Handle hardware included. (painted cabinetry upgrade available)

- Granite countertops in select finishes. 

- All kitchen plans include an island with seating overhang, upper cabinet crown molding, a pullout garbage/recycle cabinet.

- GE appliance package including 30" electric range with smooth glass top, side by side refrigerator with ice maker and water dispenser, Microwave hood combo, and dishwasher in Stainless Steel, black, slate, or white finish. (Gas range, exterior hood venting, and French Door Refrigerator upgrades available.  Custom kitchen upgrades also optional.
